Thomas Franklin Developments Limited is a registered residential development and building design consultancy, working with homeowners, property developers and construction clients across England.
Who we are
Development and design under one roof
We are a private limited company, incorporated in October 2019 and registered for the construction of domestic buildings. Our work sits at the junction of development and design: we assess residential land, prepare development proposals, and carry schemes through concept layouts, design documentation and construction drawings.
Because the same team both appraises sites and produces drawings, advice stays grounded in what can actually be built — and drawings stay anchored to the commercial reality of the scheme.

How we work
Written, staged, requirements-led
Engagements begin with your requirements and the property itself. Work is agreed stage by stage, quoted in advance, and delivered in writing — appraisals, design documentation, drawing sets and submission packs are issued as documents you keep and act on.
We assist with planning submissions; statutory decisions rest with the local authority, and we do not promise outcomes. What we commit to is the quality and timeliness of the work we produce.
